Developers Unveil Conceptual Design For Idaho's Tallest Building
Project called Boise Place planned for long empty 8th and Main lot.
BOISE - Since Charterhouse Properties took over the failed Boise Tower project last spring, the new developers have been laboring over a design they hope the community will find intriguing, a contrast to what some have called the dull sameness of many downtown Boise buildings. Now they're unveiling with a conceptual design they hope the public -- and city leaders -- will embrace.
"It's the centerpiece of downtown Boise. It's 31 stories, a very urban looking building," said Charterhouse developer Gary Rogers. "We changed the design to do away with the brown sandstone, we kept getting feedback that (people) would like something different in downtown Boise."
Rogers says the 400-foot-tall building is half a dozen stories higher than originally planned. It will feature 98 hotel rooms, 138 condominiums and five penthouses (ranging in price from $400,00 to $ 4 million), plus retail space.
Rogers said the project will cost more than $100 million and is expected to be completed ion late 2008.
But can the idea become reality?
"The whole thing depends on the viability of the market place," observed Phil Kushlan with Capital City Development Corporation. "Are people going to buy the condos? But from what I've seen thus far, they've been able to put together a fascinating design and conversations I've had with their financial partners have been pretty strong."
Of course, there's much to be done before anything gets built. The City of Boise's design and review committee must officially approve the concept before a building permit is even issued.
Developer Gary Rogers briefed city council members on the design concept Tuesday afternoon, and he faced tough questions from the council about the project's viability.
But he expressed his confidence that when the building is completed, it will be the signature structure in Boise's skyline.
