Three Month Countdown for Birmingham’s Iconic Fort Dunlop

The grand opening of the iconic Fort Dunlop is now just three months away, with a huge celebration planned to mark the grand opening on 1st December and the first office tenants soon to move in.
Its doors having been closed for a quarter of a century, the landmark has been reinvented by award-winning developer, Urban Splash, as a complete business park housed under the UK’s largest living grass roof.
Fort Dunlop offers tenants a great place in which to work, relax and shop. Space from 1,000 to 50,000+ square foot is available from just £6 per square foot shell and £10 per square foot fitted.
Comprising a total of 350,000 square feet, the new Fort Dunlop retains the best of the building’s features whilst incorporating new architectural elements, such as the 100-bed hotel extension, rooftop promenade and recessed glazing.
In charge of the construction programme is Guy Jackson, Managing Director (South) of Urban Splash Build, “M6 commuters are beginning to glimpse the building’s façade behind the scaffolding as the renovation progresses. The building’s Hollywood style letter signage is making its mark on the horizon and the brand new hotel, let to Travelodge, is thriving with business and leisure travellers. On top of the building sits its new rooftop pier, which will offer stunning views across Birmingham and peaceful communal space for future workers. The pier is flanked by a grass roof measuring a record-breaking 170 metres making it the largest living grass roof in the UK. When complete in less than two weeks, the roof will provide natural insulation for the building and a welcoming habitat for wildlife.
As site manager, local man, Frank Walsh, has been responsible for keeping Fort Dunlop to its development timetable, Visitors to Fort Dunlop will see that the building is nearing its completion. The building’s ventilation funnels and service units are hidden from sight by raised flooring. The 1,100 car parking spaces and the 11 lifts will become operational in just four weeks. The huge cylindrical skylight, which punctures the building’s central core and spreads light to the seven floors, is due for completion in just a few days.
Inside the historic shell, the new glass cube will house the transformed retail, leisure and office space. On the ground floor rock and roll photography specialists, Snap Galleries and coffee outlet, the Daily Grind Coffee Company, are beginning to plan their move, while London-based contemporary furniture retailer, Dwell, will be opening in November. Also coming to Fort Dunlop will be a crèche, flower and sandwich and salad shop.
Meanwhile, on the second floor, Fort Dunlop’s first office tenants are currently making the finishing touches to their brand new space. Design consultants, Boxer and sister company, The Marketing Store are about to start their fit-out of the 7,674 square feet of second floor space. The team are looking forward to all the benefits offered by Fort Dunlop from November.

It’s taken a lot of labour and love, but Brummies now have a city beacon of which they can be proud. The combination of the iconic building, gateway location and rents from £10 per square foot have also proved irresistible to office, leisure and retail occupiers too.

Interest has been so high that we have now committed to fit out the third floor, several months ahead of schedule.
The grand opening ceremony promises to kick the Christmas party season off in style, with planning currently underway for fitting celebration for a major landmark.
